How do you handle rent collection and owner payments?
Our approach is built on making timely rent payment easier for residents while ensuring predictable, reliable income for you. About half of our residents use automated recurring bank payments. For those experiencing cash-flow challenges, we partner with a payment solution that allows residents to divide rent into smaller payments aligned with their pay schedule, while you receive the full rent payment on the first.
We also offer resident benefits, discounts, and rewards tied to on-time payment as a positive incentive. Early intervention and communication prevent payment problems from becoming legal ones. When your resident pays on time, your owner payment is initiated within ten business days, or that month's management fee is on us. If eviction is needed, we have a firm, legally compliant collection process, though prevention and resident support make it rare.
How do you handle maintenance and repairs?
Repairs never happen at a convenient time, but you'll never have to field the call. Our licensed and insured vendors handle every maintenance request quickly and professionally. That responsiveness matters more than ever: Colorado's Warranty of Habitability requires landlords to acknowledge maintenance requests within 24 hours, weekends and holidays included, and to resolve life, health, and safety issues on strict timelines. Our systems are built to meet those requirements automatically, so a missed text message never becomes a legal problem.
How do you keep my property compliant with Colorado law?
Colorado has become one of the most regulated landlord-tenant environments in the country, with recent legislation covering habitability standards, maintenance response times, lease renewals, and more. We track every change through legal counsel, legislative webinars, and industry associations, then build compliance directly into how your property is managed. You focus on your investment. We'll handle the fine print.
How do you oversee and inspect my property?
One annual property evaluation is included in our base service. This evaluation focuses on preventive-maintenance opportunities, major home systems, property condition, and any obvious lease violations. Additional evaluations are available at $175 each. We recommend one to two evaluations per year under normal circumstances and can conduct up to four annually when circumstances genuinely justify that frequency. Documented evaluations also support your compliance with Colorado's habitability standards, keeping your home healthy and your investment protected.
How do I stay updated on my property's performance?
Real-time statements, copies of every expense receipt, monthly reports, and end-of-year 1099 tax reporting, all accessible anytime through your owner portal.
What happens when a lease ends?
Great management earns renewals. Our renewal process starts 120-150 days in advance with a resident payment review, property condition assessment, and comparable-based market analysis, so your rent stays competitive and your property stays occupied.
Colorado's HB24-1098 generally requires landlords to provide qualifying residents with a renewal offer or notice within a statutory timeline that can require action at least 90 days before lease expiration. Our earlier 120-150-day process gives you sufficient time to review property and market conditions, consider your renewal strategy, and meet Colorado's legal requirements without rushed, last-minute decisions. We structure lease terms and renewals in full alignment with Colorado's lease renewal law, guiding you through your rights and options at every decision point.
What if a resident stops paying or has to be evicted?
In the rare case a resident relationship goes wrong, we handle the entire eviction process in compliance with Colorado's legal requirements. With optional Eviction Protection, PMI Elevation covers eviction costs and fees up to $2,000 for any resident we screened and placed.
